Airconditioning – We live in Southeast Queensland so a lot of people moving from down South won’t consider a property if it doesn’t have air-conditioning. Even installing one aircon in the living area will ensure more tenants are interested in your property.
Outstanding Maintenance – If tenants can see maintenance items that need addressing they may consider not applying for the property, especially if they think that the landlord doesn’t approve required maintenance. Peeling paint, old water damage marks, overgrown gardens or even old window furnishings are all easy fixes that will make a difference to the type of tenant you attract.
Carparking – You want a tenant that looks after their belongings (and your home) so having a safe and secure garage/carport for them to park their car is important to a lot of tenants.
Bathtub – If your property suits families, a bathtub is something a lot of families with young children hope for in their new home.
Fully fenced – Again, if you have a house with multiple bedrooms, your ideal long-term tenant could be a family with kids. Ensuring the home is fully fenced will attract more families to your home.
Low maintenance gardens – It is a good idea to have gardens in a low maintenance condition so tenants don’t think they have to spend a lot of time looking after them. It is even a good idea to consider including garden maintenance in the rent and employing a monthly gardener.
